In short, pretty much everything. For starters, the coast is within easy reach, whether you prefer the iconic history of St. Augustine or the laid-back charms of Fernandina Beach. Then there’s the convenience of being just a short drive away from thriving cities like Jacksonville, Gainesville and Lake City. And with rural acreage from Raydient Rural, you’ll get to capitalize on all the area’s qualities of enviable livability, since you won’t be forced to choose between “tranquility” and “activity.” 

When US News & World Report released its 2023 rankings of Florida’s top high schools, 8 of the top 50 were in Northeast Florida. And the Nassau County School District earned an “A” from the 2022-2023 Florida Department of Education in its district grading system, getting an “A” in 11 out of 13 variables measured (the other two were “B”s; nobody’s perfect, but that’s still a pretty impressive report card). Plus, when you’re ready to take your education higher, Duval County alone is home to both the University of North Florida and five other colleges and universities.

It varies from property to property. But, by and large, you won’t find utility access in Northeast Florida to be much different than any other rural area across the state (or the nation, for that matter). For our part at Raydient Rural, all of our communities have electricity access. Well-water sources are tapped on site, and sewage is handled through septic systems. And technological advances continue every day, making internet access even more readily available to rural areas.

Florida landowners may qualify for either an agricultural, homestead, timber or wildlife exemption, which could reduce annual property taxes by thousands of dollars. But since each county is a little different, your best bet is to research the specific county appraisal district that your land is in (as you can imagine, there’s fine print for each exemption stipulating exactly how the land should be used to qualify for tax benefits).
